Commercial Real Estate Finance
Commercial Real Estate Debt Advisory for Sponsors and Owners
Commercial real estate debt is rarely a single loan. An acquisition may need senior debt plus mezzanine, a value-add business plan needs a bridge with a clear takeout, and a stabilised asset with a maturing loan needs a refinancing that the current rent roll can support. Financely acts as a commercial real estate debt advisor: we size the debt, build the capital stack, prepare the lender package and run the process with banks, debt funds and specialist lenders.
Financely is an advisory and arranging firm, not a lender. Every loan remains subject to the lender's underwriting, valuation and credit approval.
Who This Service Is For
Sponsors acquiring assets
Buyers of office, industrial, logistics, multifamily, hospitality or mixed-use assets who need senior debt, and often a junior layer, sized and placed before closing.
Value-add and transitional deals
Repositioning, lease-up or conversion projects that need bridge debt now and permanent debt later.
Developers
Ground-up projects that need construction debt, mezzanine or preferred equity to complete the capital stack.
What We Arrange
- Acquisition loans:
senior debt sized to value and debt service coverage, with the business plan built into the loan terms.
- Refinancing:
replacement of maturing senior debt, cash-out refinancing where value supports it, and portfolio refinancing. See commercial real estate refinancing services.
- Bridge loans:
short-term debt for transitional assets, with a takeout path agreed from the start. See commercial real estate bridge loan advisory.
- Construction debt:
senior construction facilities with draw schedules, cost-to-complete tests and completion support.
- Mezzanine and preferred equity:
junior capital where senior leverage stops short of the sponsor's requirement. See mezzanine debt in commercial real estate.
Deal Size And Asset Criteria
For commercial real estate refinancing, Financely focuses on transactions between USD 25 million and USD 500 million, as set out on the refinancing services page. Acquisition, bridge and construction mandates are assessed case by case.
Lenders look at the same core questions on every asset: what the property is worth today, how reliable the income is, how much the sponsor has invested, and what the exit or repayment looks like. Assets with weak occupancy, short leases or heavy capital expenditure needs can still be financed, but usually through bridge or structured debt rather than permanent loans.
How The Process Works
- Deal review.
You submit the asset summary, rent roll, operating statements, existing debt terms and the business plan. Financely gives a go or no go with a proposed financing route.
- Engagement.
A written estimate sets out scope, retainer and success fee. Work starts once it is signed and the retainer is paid.
- Underwriting and sizing.
Financely underwrites the asset as a lender would: net operating income, debt yield, debt service coverage and loan-to-value, and sizes each layer of the capital stack.
- Lender package.
An offering memorandum and data room with the property, market, sponsor and business plan information lenders need to issue terms.
- Targeted placement.
The package goes to lenders whose appetite fits the asset type, location, size and business plan.
- Term sheets to closing.
Financely compares terms on proceeds, pricing, structure and execution certainty, then supports the sponsor through application, valuation, legal documentation and closing.
What Lenders Need To See
- Current rent roll, leases and tenant information.
- Trailing operating statements and the current budget.
- Existing loan documents and payoff details, for refinancings.
- Business plan with capital expenditure budget and timeline.
- Sponsor track record, financial statements and liquidity.
- Ownership structure and KYC on beneficial owners.
- Third-party reports where available: valuation, environmental and property condition.
Why Financely
- Full capital stack.
Senior, mezzanine and preferred equity are structured together, so the layers fit each other instead of being negotiated in isolation.
- Lender-grade underwriting.
The package answers lender questions before they are asked, which shortens the time from first look to term sheet.
- Bank and non-bank lenders.
Banks, debt funds and specialist lenders are compared on the same basis.
- Written economics.
Fees are set out in a signed estimate before work begins. Third-party costs such as valuations and legal counsel are paid by the sponsor directly.
What we do not do.
Financely does not lend its own capital, does not issue commitment letters on behalf of lenders, and does not guarantee loan approval, proceeds or pricing.

Frequently Asked Questions
What does a commercial real estate debt advisor do?
A debt advisor underwrites the asset, sizes and structures the debt, prepares the lender package and runs a competitive process with suitable lenders, then supports negotiation through to closing. The sponsor signs the loan directly with the lender.
Can you arrange both senior debt and mezzanine?
Yes. Where senior leverage is not enough, Financely can structure and place mezzanine debt or preferred equity alongside the senior loan, subject to intercreditor terms acceptable to both lenders.
What size of commercial real estate deals do you take?
For refinancing, Financely focuses on transactions between USD 25 million and USD 500 million. Other mandates are assessed case by case at deal review.
Can a maturing loan be refinanced if the property value has fallen?
Often, but it may need a partial paydown, a junior capital layer or a bridge loan until income recovers. The right answer depends on income, value and sponsor support, and is set out at deal review.
Is Financely a lender?
No. Financely is an advisory and arranging firm. Loans are made by third-party lenders and are subject to their underwriting, valuation and credit approval.
How are you paid?
Through a retainer and a success fee agreed in a signed estimate before work begins. Third-party costs such as valuations, environmental reports and legal counsel are paid by the sponsor directly to the providers.
